Do you work with independent properties, or only franchises?
Both. Independents usually need more help building the specification in the first place; franchise properties usually need more help documenting compliance. The work is different but we do both.
What is a PIP, and do you handle it?
A Property Improvement Plan is the scope of work your franchisor requires in order to maintain or renew your license. We read it, price it line by line, source to the approved-vendor list, and package the documentation your brand representative needs. Send us the PIP and we'll come back with a costed scope.
How do you charge?
Our compensation is built into the price of the product. You get one delivered, installed number per line — no separate management fee, no percentage added at the end, and no hourly billing. If a line looks high, ask and we'll show you what's in it.
What is the minimum project size?
There isn't a formal minimum. A single floor of soft goods is worth a conversation; so is a 200-room new build. What matters more than size is whether the schedule is achievable, and we'll tell you that on the first call.
How long does a typical renovation take?
Casegoods normally run 12–16 weeks from approved order, soft goods 6–10, and OS&E 4–8. Custom and imported items run longer. Casegoods almost always sit on the critical path, so we build the schedule backwards from your open date and tell you at the start whether it's achievable — including when the honest answer is that it isn't.
Do you store product before installation?
Yes. We use a receiving warehouse partner, so shipments are received, counted and inspected against the purchase order before they reach your property, and held until the site is ready to take them. You aren't storing containers of headboards in a ballroom.
What areas do you serve?
We work with properties nationwide and we're based in Leeds, Alabama. Freight and installation are arranged per project, so distance affects the schedule and the logistics line rather than whether we can take the work.
What are your hours?
Monday to Friday, 8:00 AM to 5:00 PM Central. If your project has a date on it, call rather than email — it's the faster route to an answer.
Can you work with our designer?
Yes. If you have a designer and a spec book, we procure against it. If you don't, we can develop the specification with you against your budget and brand tier.
Do you do the construction work as well?
No. We buy, ship and install what goes inside the building. Demolition, framing, MEP, drywall, paint and flooring installation belong to your general contractor, and we coordinate our delivery schedule around their schedule.
