What we do
The biggest line in the budget, and the one most likely to slip.
FF&E is where a hotel project is won or lost. We manage it end to end — specification, vendor negotiation, purchase orders, expediting, delivery and installation.
Categories
Nine categories, sourced together.
Sourcing categories separately is how lead times drift apart and a room ends up waiting on one missing piece. We buy them against a single schedule.

How we price
Good, better, best — and you choose.
Every line is quoted against your budget before it is ordered. Where a real trade-off exists we present options at three price points, with the per-key difference stated, so the decision about where money goes is yours rather than one we make quietly on your behalf.
Lead times
Identified in week one.
Casegoods usually drive the critical path; soft goods rarely do. We build the schedule backwards from your open date and tell you at the start whether it is achievable — including when the honest answer is that it isn't.

Send a room count, a brand and a target date. We come back with a budget range — no charge, no obligation.
